What an Examinee Needs to Know (Qualifications, Requirements, Steps)

So you're taking the PRC Broker's and/or Appraiser's Licensure Examination. 

We believe in the power of positivity so, we'd like to say, CONGRATULATIONS IN ADVANCE!

In the meantime, here are the things that an examinee needs to know first. What are the qualifications, requirements, and application procedure?

 What are the qualifications in taking the exam?
  • Filipino citizen
  • College graduate of any 4-year bachelor's degree from a state university or college, or other educational institutions duly recognized by CHED
  • Has completed 120 hours of seminar/schooling from a PRC-accredited service provider (like CES Academy)
  • Is of good moral character and has not been convicted of any crime involving moral turpitude
 What are the requirements in applying for the exam? 
  • NSO Birth Certificate
  • NSO Marriage Certificate (for married women)
  • Valid NBI Clearance
  • Transcript of Records with scanned picture and "for Board Exam Purposes/for PRC Exam Purposes" stamp
  • Community-tax certificate (cedula) for the year
  • Passport-sized and 1x1 colored photos with white background and name tag (must be in complete name)
  • 120-hour Comprehensive Real Estate Seminar (CRES) notarized certificate

I already have current real estate work experience. Can I not have it credited as my first 60 hours, and then just take the remaining 60 hours of seminar?
For real estate licensure examinations beginning year 2013, the Board (PRBRES) has already required all aspiring examinees to complete their 120-hour certification via a full seminar program. Meaning, the 60-60 conversion (seminar + work experience) is no longer applicable or allowed.

What are the subjects included in the Broker's Licensure Examination?
Following the Table of Specifications from the 2011 and 2012 licensure exam, the following are the subjects included in the exam. This is also the basis of our 120-hour comprehensive real estate seminar program.

  • Code of Ethics
  • Legal requirements of real estate service (RA 9646)
  • Real estate laws and taxation
  • Subdivision development
  • Condominium concept and other realty holdings

  • Documentation and registration
  • Real estate brokerage practice
  • Real estate finance and economics
  • Urban and land use
  • Basic principles of ecology
  • Basic appraisal for real estate brokers  
For Appraiser's Exam:
  • Fundamentals of real estate principles and practices;
  • Standards and ethics;
  • Theories and principles in appraisal;
  • Human and physical geography;
  • Methodology of appraisal approaches;
  • Valuation procedures and research;
  • Appraisal of machinery and equipment;
  • Practical appraisal mathematics;
  • Appraisal report writing;
  • Real estate finance and economics;
  • Case studies;
  • Land management system and real property laws; and
  • Any other related subjects as may be determined by the Board. 
When is the deadline of filing/applying for exam permit for the licensure exam?
For the March 16, 2014 Broker's Licensure Exam, deadline is on FEBRUARY 24, 2014.

For the July 21, 2013 Appraiser's Licensure Exam, deadline is on JULY 1, 2013.
For the March 17, 2013 Broker's Licensure Exam, deadline is on FEBRUARY 25, 2013.

To those already enrolled, you will be notified individually via email and text of the new venue. Those who wish to stick to the Cubao venue may transfer to our weekend schedule (February 3,4,5,10,11,12).

Ayala Land Offers a 2nd Run of 60-hour OJT Program

Thank you to Ayala Land for sending us this information.

Ayala Land Sales, Inc. opens another run of a 60-hour Broker OJT Program this January 2012. This is an open invitation to all interested parties, especially to the broker's exam takers who still need 60 hours of seminar/training in order to complete the 120-hour general requirement.

Here are the steps to join:

1. Contact Yves Tabor to confirm if there are still available slots. Only 20 trainees will be accepted. Contact numbers are (02) 759-4064 and 09156273639, or email her at cmsg.staff1@ayalaland.com.ph.

2. Fill up the Broker OJT Program Information Sheet, to be provided by Ayala Land. The OJT Program is FREE OF CHARGE. However, meal, transportation and other incidental expenses will be shouldered by the trainee.

3. Complete the classroom orientation of AT LEAST THREE BRANDS (please see brands, respective schedules and point persons below).

4. Choose on one brand that you would like to immerse in, to complete your remaining hours.

5. After 60 hours of training from your chosen Ayala Land brand, they will issue you your 60-hour OJT Certification, valid for submission at PRC.

Registration for the issuance of Certificate of Registration and Professional Identification Card (ID) will start on November 28, 2011 at the Registration Division Ground Floor. The Oath taking ceremonies of the Real Estate Service practitioners for Consultants, Appraisers and Brokers, to be held on January 31, 2012 at the Fiesta Pavilion, Manila Hotel, One Rizal Park, Manila at 1:00 o’ clock in the afternoon. Those who were included in the prior approved resolutions may opt to attend the oath taking.
